Press Conference on the business operations of Rent Collection, Tenant and Lessor business operations, of the National Housing Corporation and National Housing Estate Limited, by law.

The National Housing Corporation provides the lowest rental properties throughout the country. Initial Standard Tenancy Procedures are;

  1. EOI by Individuals
  2. NHC allocate vacant properties and signs Tenancy Agreement with the successful applicant
  3. NHC maintenances the right to evict or prosecute the tenant if any covenant if broken

Rental Charges for NHC Properties are as follows;

Development FUNDING FLATS K350.00

NHC FLATS WITH HIGH COST – K220

NHC FLATS WITH LOW COST – K88.00

NHC STAND ALONE ​- K220.00

Eviction Process

The due process complied with when conducting evictions of defaulting tenants are as follows. Arrears Notices are served on those tenants who do not pay their fortnightly rental payments.
Hence, outlined herewith are the sequence of Arrears Notices given to the default tenants before evictions are legally conducted.

1. 30 Days
2. 21 Days or 14 Days
3. 7 Days
4. 48 Days or 24 Hours

The Notice under Category 2 and 4 are at the discretion of the Corporation that is facilitated through the Estate Section for Port Moresby is NCD Office and other Centres by our Provincial Offices meaning that they use either 21 or 14 Days and same is applied for 4th or final notice 48Hours or 24 Hours, thus, after the 48 Hours or 24 Hours Notice lapses the eviction is carried by our Arrears Recovery Officers with assistance of police.

On many occasions, our lawyers normally file formal court proceedings to obtain warrant for eviction and is presented to City Police Metropolitan Commander’s Office to get formal approval for police to assist in the eviction.

The above are the set of Notices given prior to any formal evictions are conducted based on property management team and Managing Director’s approval.

After the eviction has been conducted successfully, then, security manpower is engaged in the said property to provide security until such time an allocation is done to the new successful applicant. This concludes the entire Arrears Recovery Process for Rental Properties including the flats.
